Keyhole Deposit
With Keyhole Deposit, the tenant replaces the payment of a cash deposit and any prepaid rent with a guarantee.
A Keyhole Deposit guarantee covers you as a landlord in case the tenant cannot meet their obligations upon move-out. In return, you make the rental property more attractive in the market as the tenant does not need to provide and deposit cash.
Furthermore, you get increased security, as all Keyhole customers have undergone a thorough credit check, including:
- Tenants must be over 18 years old and be a Danish citizen or holder of a permanent residence permit.
- No payment remarks in The Danish Credit Registry (RKI) or Debtor Register (Debitor Registret).
- Having sufficient disposable income for the upcoming rent, based on the guidelines of the Danish Financial Supervisory Authority (Finanstilsynet).
With Keyhole Deposit, you can achieve maximum security with a guarantee equivalent to up to 6 months' rent, without burdening the tenant with a large capital requirement. This makes your rental property more attractive in the market, thereby reducing the risk of vacancy.
Keyhole Deposit is free for you as a landlord.
All you need to do is sign up on the Keyhole Portal, after which you can start sending Keyhole Deposit invitations to your prospective tenants.
Tenants pay a sign-up fee based on the rent (minimum 450 DKK sign-up fee), and then a monthly premium payment.
The monthly premium payment follows any rent adjustments.

The guarantee follows the same legal rules for what deposit and prepaid rent can cover, just as you know it.
The guarantee issued is two-fold. One part for the deposit and one part for prepaid rent. The guarantee amount follows the lease agreement.
The guarantee issued is an irrevocable demand guarantee.
This means that the guarantee covers as long as there is an active lease agreement or an outstanding matter between the landlord and the tenant related to the lease agreement. It can only be terminated by the tenant upon payment of a cash deposit or when the lease agreement is finally settled, and everything is paid by the tenant.
Once the tenant has ended the tenancy, a move-out inspection report must be prepared. Once this is approved and the amount is determined, the move-out settlement is sent to Keyhole.
Upon the move-out settlement, we will pay out the money within 10 business days. Afterwards, we will collect the amount from the tenant.
If the move-out settlement exceeds the guarantee amount, the remaining sum will be collected directly from the tenant, as you know it.

Keyhole Split
With Keyhole Split, the tenant can pay their deposit in installments, while we pay the full cash deposit to the landlord immediately. With this solution, you as the landlord are fully secured, just as you are accustomed to.
So, it works the same way as a regular deposited deposit, but the tenant does not have to tie up their liquidity at move-in.

No, Keyhole is not an insurance company. However, we have a close partnership with a well-established insurance company called Nordic Guarantee.
Nordic Guarantee is among the leading experts in guarantees in the Nordic region. They operate in Sweden, Denmark, Finland, and Norway.
Keyhole is a registered insurance agency supervised by the Danish Financial Supervisory Authority (Finanstilsynet). This means that we are authorised to issue guarantees for deposits and prepaid rent through our own specially developed platform and app.
If the unthinkable were to happen, and Keyhole ceases to exist, it would have no impact on the security provided to you as a landlord.
The guarantee is maintained by Nordic Guarantee, so the guarantees and thus the security towards you as a landlord will continue to exist.
