FAQ for Keyhole Guarantee
Keyhole Guarantee is a deposit guarantee.
With Keyhole Guarantee, you pay a setup fee and a fixed monthly premium throughout the rental period. In return, Keyhole provides your landlord with a deposit guarantee, which replaces the need for a cash deposit or prepaid rent.
When you move out of the rental property, you are still responsible for paying your landlord's move-out claim. However, with Keyhole Guarantee, you avoid paying a large cash amount upfront before moving in.
You are not paying off a deposit but instead paying for a guarantee that secures your landlord in case you are unable to pay the final move-out statement.
Keyhole Guarantee requires credit approval and that your landlord is a Keyhole Partner. Your landlord must invite you to use Keyhole Guarantee.
We have the following requirements for tenants who wish to apply for Keyhole Guarantee:
- You must be over 18 years old.
- You must have Danish citizenship or a permanent residence permit (5 years of residence for EU citizens).
- You must not be registered as a bad payer in RKI or Debitor Registret.
- An assessment of disposable income to ensure that the rental property fits within your budget.
In certain cases, a guarantor can be added to the guarantee if you cannot be approved for Keyhole based on your own financial situation.
The price of the setup fee and your monthly Keyhole premium depends on the rent of your rental property. You can calculate the sign-up fee and monthly premium here.
You pay a setup fee based on the rent (minimum 450 DKK). After that, you pay a monthly premium. The monthly premium ensures that we guarantee your landlord until your rental account is settled and everything is cleared with the move-out statement.
Your monthly premium follows any rent adjustments.
As a rule, the guarantee follows your rental contract. This means that everyone listed on the rental contract must also be listed on the Keyhole Guarantee.
This also means that all tenants on the rental contract must register in the Keyhole app (you will, of course, receive an invitation from your landlord).
Yes, it is possible to add or remove a person from a guarantee. A fee will be charged for these changes. However, this requires a new credit assessment in both cases and that the requirements for using Keyhole are met:
- You must be over 18 years old.
- You must have Danish citizenship or a permanent residence permit (5 years of residence for EU citizens).
- You must not be registered as a bad payer in RKI or Debitor Register.
You need to contact your landlord with the changes to the rental contract. You will then receive a notification in the app once the changes to the guarantee are completed, or if any action is needed from you in connection with the change.
Your Keyhole Guarantee and premium payments can be ended in two ways:
1. When moving out. Once your rental agreement is fully settled and you have paid the move-out statement, your premium payments will stop.
2. By Paying the Deposit Directly. You can always choose to pay your deposit (and any prepaid rent) directly to your landlord according to your rental contract. This will end your Keyhole Guarantee and premium payments.
When you move out of your rental property, an inspection will be carried out with your landlord. You will then receive a move-out statement with the final charges in your Keyhole app. If you have any unpaid rent, this must also be paid and will be included in the move-out statement. Please note that your premium payments will continue until the full amount is paid.
If you disagree with the move-out statement, this is a matter between you and your landlord that must be resolved together before the statement can be updated in Keyhole.
If you have a Keyhole Guarantee that includes prepaid rent, you must continue paying your rent during the notice period until you have moved out of the property. Since you are providing a guarantee instead of a cash payment, there is no prepaid rent for you to "live off" during the notice period.
We also refer to your rental contract for detailed information about moving out.
If you find yourself unable to pay the full amount of the move-out claim, the guarantee will cover your landlord. If the landlord receives payment from the guarantee, you must then repay the amount to Keyhole, along with a fee of 495 DKK as stated in the terms and conditions. Please note that your premium payments will continue until the full amount is settled.
Keyhole offers installment solutions for paying off your move-out statement. When you receive a move-out claim, you can apply for an installment plan directly in the app. If this application is rejected by Resurs Bank, please contact Keyhole support at support@usekeyhole.com or by phone at +45 71 74 71 24.
No, Keyhole Guarantee is not an insurance but a guarantee that replaces a cash deposit.
Instead of tying up the full cash deposit when moving in, you only need to pay for the final move-out statement and any other outstanding balances between you and the landlord.
