Guarantee
Moving can come with a lot of upfront costs.
A deposit guarantee is a paid alternative to paying the covered deposit and any covered prepaid rent upfront. When your landlord offers it and your application is approved, it can give you more flexibility at move-in.
AT MOVE-IN
You do not pay the covered deposit and any covered prepaid rent in cash. Instead, Keyhole provides your landlord with the agreed deposit guarantee, and you pay for keeping that guarantee in place.
WHAT ARE YOU PAYING FOR?
You are paying for the guarantee to remain in place as security for your landlord. The money is not saved and is not returned to you like the unused part of a cash deposit.
WHAT HAPPENS WHEN YOU MOVE OUT?
You are still responsible for any valid costs in your move-out settlement. Your payments for the guarantee do not cover those costs. If the guarantee is used to pay those costs to your landlord, you must repay the amount to Keyhole.
IS IT RIGHT FOR YOU?
A deposit guarantee can leave more of your money available for moving and other priorities — giving you more room at move-in.

Secure
Know where your cash deposit is held — and how it is handled.
Paying a cash deposit means setting aside a large amount of money for your tenancy, and you should know where it is and why it is being held. With Secure, the full amount is held in a separate account connected to your tenancy, while Keyhole manages the process digitally from move-in to move-out.
AT MOVE-IN
When your landlord offers Secure, you pay the agreed cash deposit into the deposit account. Once the payment has been received, it remains there as security under the terms of your tenancy.
WHAT HAPPENS TO YOUR MONEY?
Your deposit remains separate from your landlord’s own funds. Neither you nor your landlord can use it freely while it remains in the account.
WHAT HAPPENS WHEN YOU MOVE OUT?
Your landlord prepares the move-out settlement. The deposit is distributed as you both agree, or through the applicable process if you disagree. Any amount left after valid costs have been paid is returned to you.
IS IT RIGHT FOR YOU?
Secure can give you more visibility into how your cash deposit is handled throughout your tenancy — from payment to final settlement.

Articles and insights
Practical guidance, product updates and perspectives on the financial side of modern renting.

Three words get used interchangeably, and they mean three different things. One of them is often not something that exists in private tenancies at all. The difference matters, because it decides who pays, who is responsible, and what happens when the bill arrives. Here are the…

You've handed over the keys, and now you're waiting for the money. This is where most tenancy disputes start. The good news is that the deposit is your money. The less good news is that the landlord has the right to use it to cover valid claims — and it's you who has to be able…

A deposit and prepaid rent usually sit right next to each other in the tenancy agreement, and they're paid on the same day. So most people assume they're two words for the same thing. They aren't. They exist for different reasons, they behave differently at move-out, and the law…
Common questions

Secure and Guarantee handle your deposit in two different ways. Guarantee is available in Denmark today, and Secure is coming soon.
With Secure, you will pay the full cash deposit into the applicable Danish account structure. At move-out, the deposit will be distributed through the relevant release process, and any amount left after valid costs will be returned to you.
With Guarantee, you pay for a guarantee instead of paying the covered cash amount upfront. Your payments are not savings, and you remain responsible for valid costs when you move out. If the guarantee is used to pay your landlord, you must repay that amount to Keyhole.
Not yet. Secure is coming soon in Denmark, so today Guarantee is the Keyhole option your landlord can offer. Guarantee requires an application and approval. Once Secure launches, your landlord decides whether Secure, Guarantee or both are available for your tenancy.
If your landlord does not currently offer Keyhole, you can ask us to contact them and explain how the options work.
Your monthly payment continues until your tenancy has been finally settled and all amounts connected to your Guarantee have been paid.
If you want to end Guarantee before moving out, you can replace it with the cash deposit and any prepaid rent required by your tenancy agreement. Payments already made for Guarantee are not returned.
Guarantee requires approval and has residence requirements. Current criteria include Danish citizenship or a permanent residence permit; EU citizens must have lived in Denmark for five years. Your landlord must also offer Guarantee.
Check the current criteria before applying, as product terms may change.
