Keyhole is an alternative to the traditional payment of a deposit into a security account.
The guarantee secures you as a landlord if the tenant should find themselves in the unfortunate situation of being unable to fulfill their obligations when moving out. So, it operates in exactly the same way as the security provided by a traditional deposit does.
With Keyhole, you can achieve maximum security with a total guarantee of 6 months of rent, without imposing capital requirements on the tenants. This makes the rental arrangement more attractive in the market and, consequently, reduces the risk of the rental property remaining vacant.
Keyhole's services are free for you as a landlord.
You only need to register your rental properties in our Keyhole portal. After that, you can easily manage your guarantees and, most importantly, stop dealing with traditional deposits.
The cost of the guarantee depends on the size of the deposit.
The standard is a 3-year guarantee that covers a 3-year lease agreement. For this, the tenant only needs to pay a premium of 14% of the deposit. This ensures you as landlord for the next 3 years. (Please contact us if you have specific requirements or inquiries).
The guarantee covers the same as the traditional cash deposit according to Norwegian law.
The guarantee issued to you as a landlord is irrevocable and exists as standard for 3 years following a standard 3-year lease agreement.
First, you must send the move-out invoice to the tenant, make an arrangement, and attempt to collect the money.
If the tenant fails to pay the move-out invoice, you can submit the claim to Keyhole. However, this is only possible if the move-out invoice is signed and approved by the tenant or has gone through a legal decision.
Once the claim is received, we pay the money directly to you, usually within 10 days (the amount cannot exceed the guarantee amount). We then collect the amount from the tenant.
The guarantee's lifespan is normally 3 years. However, if you have a good tenant who wishes to stay longer, there are the following two options:
1. The tenant can extend the guarantee period for up to 6 months.
2. Alternatively, they can create a new guarantee for an additional 3 years.
No, Keyhole is not an insurance company. However, we have partnered with a reputable and established insurance company, namely Nordic Guarantee.
Nordic Guarantee is a leading expert in guarantees for the Nordic business sector. Currently, they operate in Sweden, Denmark, Finland, and Norway.
Keyhole is registered as an insurance agent under the supervision of the Danish Financial Supervisory Authority. This means that we can issue guarantees for deposits through our specially developed digital platform.
If the unthinkable were to happen, and Keyhole no longer exists (which is, of course, not the case), it would have no impact on the security provided to either the landlord or the tenant.
The guarantee is technically issued by our financial partner, so the security will continue for you as long as the guarantee lasts.
