Deposit guarantee

Start the move-out process in the Keyhole Portal and follow the steps. The system will guide you through how to register the claim and which documentation you should attach.

If the tenancy has Keyhole Guarantee, you submit the claim against the guarantee in the same way.

Yes. The easiest way is to create a new invitation for the same tenancy and select Keyhole Guarantee as the security.

Once the new guarantee has been approved and activated, the existing Keyhole Secure can be closed.

If you are unsure how to do this, you can contact support.

When the tenancy ends, it is important that you register the move-out in Keyhole. We recommend doing this in cooperation with the tenant and completing a move-out report documenting the condition of the property with photos.

If you want to submit a claim under the deposit guarantee, create a final settlement in Keyhole. Here, you describe the claim and attach all relevant documentation, such as:

  • Move-out report
  • Photos of any damage or deficiencies
  • Invoices, receipts or other documentation supporting the claim

Once the claim has been submitted, the tenant will be notified and given five weeks to respond to the claim.

A well-documented final settlement makes the claim easier to process.

The guarantee is not valid until the guarantee premium has been paid.

You will be notified in Keyhole when the guarantee becomes active. It is the landlord's responsibility to make sure that the guarantee is active before the tenant moves into the property.

This depends on the type of guarantee linked to the tenancy.

Ongoing guarantees remain valid for as long as the tenancy continues and normally do not need to be extended.

Fixed-term guarantees are only valid for the period stated in the guarantee certificate. If the tenancy continues after the expiry date, the guarantee must be extended or replaced with a new guarantee.

If you are unsure which type of guarantee applies to your tenancy, you can find this information in the guarantee certificate or contact support.

The validity period is stated in the guarantee certificate.

The guarantee is valid for the period agreed between the landlord and tenant.

You will be notified in Keyhole and by email as soon as the application has been processed.

Once the guarantee has been approved and the tenant has paid the guarantee premium, the guarantee certificate will be available in Keyhole.

All applications are assessed individually. To be eligible for a deposit guarantee, the following basic requirements must be met:

  • The tenant must be 18 years or older.
  • The tenant must not have any registered payment remarks.
  • The tenant must be a Norwegian citizen, or have had a permanent income and residence in Norway for at least 12 months.

Meeting the basic requirements does not necessarily mean that the guarantee will be approved. All applications go through an individual credit and risk assessment. In some cases, we may request additional documentation before the application can be fully processed.

Note: Applications from people with a shorter connection to Norway may in some cases be assessed individually, provided that the tenant can document income in Sweden or Denmark for the past 12 months and does not have any payment remarks in that country.

Create a new tenancy in Keyhole and select Keyhole Guarantee as the security.

You can then invite the tenant to apply for a deposit guarantee. The tenant receives an invitation with a link to the application, where they must identify themselves, accept the terms and complete the application. Once the application has been submitted, it will be assessed before the guarantee is approved.

Yes. International tenants can set up a security deposit account through Keyhole Secure without a Norwegian national identity number or BankID. The solution supports tenants from across Europe and offers alternative identification methods.

Keyhole Guarantee has separate eligibility requirements. Among other things, the tenant must be a Norwegian citizen or have had a permanent income and residence in Norway for at least 12 months to apply for a deposit guarantee.

There is no cost to create an account and use Keyhole as a landlord.

Security deposit accounts and credit checks are charged to the landlord.

If the tenant chooses a deposit guarantee, the tenant pays the guarantee premium.

Keyhole offers several services that make it easier to manage your tenancies:

  • Keyhole Secure: digital security deposit account, available to tenants across Europe.
  • Keyhole Guarantee: deposit guarantee that can be used instead of a cash deposit.
  • Tenant Screening: credit check of prospective tenants with their consent.
  • Tenant Screening Plus: extended credit and background screening of prospective tenants with their consent, including payment history, income verification, and checks of identity, PEP, AML and address.

Create an account and register your tenancy in the Keyhole Portal.

Once the tenancy has been created, you can invite the tenant to set up a security deposit account or apply for a deposit guarantee. You can also order a credit check of prospective tenants before entering into a tenancy agreement, provided that the tenant has given their consent.

Keyhole makes it easy to manage the financial security of a tenancy.

Through Keyhole, you can offer the tenant either a security deposit account (Keyhole Secure) or a deposit guarantee (Keyhole Guarantee). You can also run credit checks on prospective tenants, provided that the tenant has given their consent.

The entire process is managed digitally, from setting up the tenancy to completing the final settlement.

Keyhole Guarantee is a deposit guarantee that can be used instead of a traditional cash deposit.

Instead of tying up a deposit amount in an account, the tenant pays a guarantee premium. As a landlord, you receive the financial security agreed in the tenancy agreement.

Keyhole Guarantee provides security for claims arising from the tenancy agreement and the Norwegian Tenancy Act, in the same way as a traditional deposit.
