How long the settlement takes depends on which type of security is linked to the tenancy and whether the tenant accepts or disputes the claim.
If the claim is accepted, the settlement will normally be processed faster. If the claim is disputed, the process may take longer.
If the tenant disputes the claim, the further process depends on which type of security is linked to the tenancy: Keyhole Secure or Keyhole Guarantee.
The tenant is given a deadline to respond to the claim. If the parties cannot reach an agreement, the case may in some circumstances need to be handled further by the Norwegian Rent Disputes Tribunal (Husleietvistutvalget, HTU). This may result in the settlement taking significantly longer.

If the tenant accepts the claim, the settlement will be processed and paid out.
The settlement will normally be completed within seven business days after the claim has been accepted.
Some documentation is required, while other documentation is recommended or optional.
When submitting a claim, you must at minimum attach the documentation marked as required. We also recommend attaching a move-out report, photos and any other documentation supporting the claim.
In general, it is better to provide slightly too much documentation than too little. Clear and thorough documentation makes it easier to assess the claim if a disagreement arises between you and the tenant.
Start the move-out process in the Keyhole Portal and follow the steps. The system will guide you through how to register the claim and which documentation you should attach.
If the tenancy has Keyhole Guarantee, you submit the claim against the guarantee in the same way.
Go to the relevant tenancy in the Keyhole Portal and click Start move-out.
You will then be guided through the process and shown which documentation we recommend attaching.
When the tenancy ends, it is important that you register the move-out in Keyhole. We recommend doing this in cooperation with the tenant and completing a move-out report documenting the condition of the property with photos.
If you want to submit a claim under the deposit guarantee, create a final settlement in Keyhole. Here, you describe the claim and attach all relevant documentation, such as:
