How does Keyhole Deposit work?

Keyhole Deposit is an alternative to the traditional cash deposit.

With Keyhole, you can easily create a deposit guarantee. For a fixed premium, you don't have to pay a large cash amount. We issue the guarantee to the landlord on your behalf.

The guarantee protects the landlord if you are unable to pay when you move out. If the landlord receives a payout from the guarantee, you will repay the amount to Keyhole afterward.

It works like a traditional deposit, but with Keyhole, you don't need to pay a large amount upfront when you move in.

Who can use Keyhole Deposit?

We have the following requirements for tenants who wish to apply for Keyhole Deposit:

  • You must be over 18 years old.
  • You must not have any payment defaults.
  • You must have Norwegian citizenship or permanent residence.

Note: It may be possible to apply even if you are not a Norwegian citizen, if you can document your income and connection to Norway. This depends on your landlord, so we recommend contacting them directly.

What does it cost to use Keyhole Deposit?

The price of your guarantee depends on the size of your deposit.

The standard solution is a 3-year guarantee that covers a 3-year rental contract. You only pay 14% of the deposit as a premium. We then secure your landlord for 3 years. (Price and duration may vary depending on the landlord and rental agreement).

Remember that you are still responsible for paying the moving settlement in the end.

What if we live in a shared apartment?

It’s great to have "roommates". But remember to keep track of the financial responsibilities you share.

The guarantee follows the rental agreement – so if everyone is on the rental contract, everyone is also on the guarantee. This means that all of you need to register on Keyhole and in the Keyhole app.

You can divide the payment as you wish, but the main tenant is responsible for paying the guarantee to Keyhole.

NOTE: The main tenant can only be removed from the guarantee if the new main tenant passes the credit check.

Can we add or remove people from the guarantee?

Yes, it is possible to add or remove a person from the guarantee. However, since we need to amend the guarantee, a fee will apply.

Contact your landlord regarding changes to the lease agreement. You will then be notified in the app when the changes to the guarantee have been made, or if you need to take any action related to the change.

How do I get started with Keyhole Deposit?

To get the Keyhole Deposit Guarantee, you must be invited by one of our partners. Currently, we collaborate with Heimstaden, Merkantilbygg, Lille Oslo Eiendom, and Heka Eiendom in Norway.

You will receive the invitation to Keyhole from your landlord. Then, you need to download the Keyhole app to complete your invitation.

How do I terminate my Keyhole Deposit?

The time-limited guarantee will automatically expire after the specified period, usually 3 years according to the standard lease agreement. If you move out before the guarantee expires, the premium for the remaining period will not be refunded.

The Keyhole guarantee with monthly payments can be terminated in two ways:

  1. Upon moving out. When your lease is ended and you have paid the final settlement, your Keyhole guarantee and monthly premium payments will be terminated.

  2. By paying the deposit. You can choose at any time to pay your deposit (and any prepaid rent) according to your lease agreement directly to your landlord, thus ending your Keyhole Deposit guarantee and premium payments. To do this, you should contact your landlord.

What do I need to pay when moving out?

When you move out of your rental property, an exit inspection will be conducted with your landlord. You will then receive your final settlement, which will be available in the Keyhole app. Any unpaid rent must be paid, and this will be shown in the final settlement. Please note that Keyhole premium payments will continue until you have paid any outstanding bills from the landlord.

If you disagree with the final settlement, this must be resolved directly between you and the landlord before any claims can be updated in Keyhole.

If your Keyhole Deposit guarantee includes prepaid rent, you must continue to pay rent during the notice period until you have vacated the rental property.

Can the guarantee period be extended?

The standard period for the guarantee is 3 years. If you wish to stay longer, and the landlord allows it, you have two options:

  1. You can extend the guarantee period for up to 6 months.
  2. Or you can create a new guarantee at any time for an additional 3 years.
Is a Keyhole guarantee insurance?

Keyhole Deposit is not insurance, but a guarantee that replaces a cash deposit.

Instead of tying up the full cash deposit upon moving in, you only need to pay for the final settlement and any other items between you and the landlord.
